How to prepare for a virtual showing video?

In order to prepare for your virtual showing, we have a few recommendations to help achieve the best results possible.

If you plan on being on camera, we suggest you bring notes with you. It’s fine to hold your notes while you are on camera. Nobody is expecting you to memorize every detail of the property, and it’s better if you have the notes to ensure you don’t forget anything. This isn’t a gameshow where you need to memorize everything, it’s all about the property, so having notes isn’t going to be a distraction.

We also suggest that you relax and be as casual as possible. Pretend you are walking a buyer through the property. Don’t be the star of the show. This video should be about the property. Explain an area, and then give the camera a chance to look around and see all the detail.

Walk through the property first, before you start shooting, to ensure the property is ready. You can also decide if you want to avoid a certain area. You may consider opening doors to rooms you want to include, and closing doors to areas you want to avoid.

Avoid saying the price of the home on camera, because in the event there is a price adjustment you will have to reshoot the video.

If you’d like your video to be shown on the MLS as a virtual showing, avoid using your name, brokerage or contact information. Also, don’t wear your name tag or any attire with your brokerage.

Have fun, and don’t put too much pressure on yourself. This is all about showcasing the property to potential buyers, virtually.

If you make a mistake while you are on camera, just correct yourself and keep moving.

Don’t be afraid to talk to the camera as if they were a buyer.

Talk about community amenities such as pools, clubhouses, golf courses and nearby shopping centers.

Avoid schools, however, since school zones may be changed.

Also be sure to mention things that viewers can’t see, like a new roof, new appliances, new plumbing, and related improvements.

The more you prepare, the more effective your virtual showings will be. Don’t put too much pressure on yourself – this isn’t a Hollywood-style production. Relax, and let the property be the star.
