When do home sellers list their homes?

Home listings are most likely to debut on Thursdays and Fridays, with Fridays the most common listing day by a slight margin, according to research by the National Association of Realtors® (NAR). Top listing days give buyers a good chance to see a new and wider selection of listings. For sellers, however, it suggests more competition, at least at first.

In a month-by-month comparison, April is the most popular as sellers prepare for the traditionally busy spring buying season, with an April day listed in nine of the top 15 listing spots, and half of all new 2016 listings debut sometime between March and July.

After April, the most popular new-listing months are March, May, June and July.

“While home closings exhibit a strong tendency to get done at the end of the month, listings are much steadier throughout the course of the month with a slight tendency to be posted earlier rather than later,” NAR researchers note at the Economists’ Outlook blog.
